Low point for contracts for Goodyear's Housing Market
Over the last 30 days, 131 homes went under contract in the Goodyear real estate market.  This is the lowest amount since January. However, sales are heading upward, climbing to 177 homes sold over the same period and extending a six-week upward trend.  The median sales price rose to $206,000 up from last week's $259,000.  Rising sales and a low three months of inventory means that Goodyear is a seller's market.

Let's break out Goodyear by zip code to see home buying and selling trends.  There are two, 85338 (South I-10) and 85395 (North I-10).

85338 Zip Code Real Estate Market Hits Contract Bottom

Over the last 30 days, 77 homes went under contract in the 85338 zip code market.  This is the lowest amount since January. As the market appears to be weakening, there were 92 homes sold over the same period. In comparison, the 85326 zip code had 152 contracts executed in the same time frame, the most of all nearby zip codes. Potential buyers should note that prices went up in the 85338 zip code, with the median for this period rising from $225,000 to $227,500. With only three months of inventory and rising sales, the 85338 zip code is a seller's market.

85338 home values have gone up 6.4% over the past year and Zillow predicts they will rise 1.7% within the next year. The median list price per square foot in 85338 is $121, which is lower than the Goodyear average of $125. The median price of homes currently listed in 85338 is $248,995. The median rent price in 85338 is $1,250, which is lower than the Goodyear median of $1,350.  The 85338 zip code is located South of  I-10. Popular communities in this zip code include Canyon Trails, Estrella Mountain Ranch, Wildflower and Sarival Gardens.

85395 Zip codes continues strong upward trend in home sales

The median home value in 85395 is $316,500. 85395 home values have gone up 2.0% over the past year and Zillow predicts they will rise 0.7% within the next year. The median list price per square foot in 85395 is $138, which is higher than the Goodyear average of $125.
 
On top of a 6.6% surge in sales over the last 30 days, the 85395 zip code market extended a six-week hot streak with a total of 65 homes sold in that span. As sales trended higher, prices have been increasing. The median sales price hit $324,000, extending a four-week long spike. The higher trending sales numbers and rising prices, along with the fact that there are a lower-than-normal three months of inventory in the market, confirm that the 85395 zip code is a seller's market.  The 85395 zip code is located North of I-10 in Goodyear.  Popular communities in this zip code include Palm Valley and PebbleCreek a Robson Retirement Community.

Yes, Goodyear is the wealthiest city in the West Valley?

With the recession in the rear-view mirror, more people are looking to buy homes in the Phoenix area and companies both local and international are considering expansions in Arizona. According to mayors in the West Valley of Phoenix, their cities stand ready to welcome them all.


The West Valley is home to some of the fastest-growing cities in the country, according to U.S. Census data. During the Valley's housing boom, many seemingly grew overnight from small towns on the Maricopa County outskirts to cities with tens of thousands of new residents.


But despite the booming population, the region lacks significant high-wage employment opportunities, often putting West Valley cities behind East Valley counterparts — like Chandler and Gilbert — with wealth indicators like household income and employment.


When asked to share their 2017 goals earlier this month, the mayors of the six largest West Valley cities included common themes: employment options, quality of life enhancements and overall economic health improvements.
But one West Valley city has a running start. Goodyear already is significantly ahead of its West Valley neighbors in median household income, and has a much lower unemployment rate, according to Census data.


Goodyear's median household income in 2015 was $70,323, compared with the Maricopa County average of $54,229. Its unemployment rate was 4.5 percent compared to the county's 7.7 percent.  All of the West Valley cities saw higher median household incomes than Maricopa County as a whole, except for the largest West Valley city — Glendale — which is more than $7,000 below the county average. 


Michelle Lawrie, Goodyear's economic development director, said her city sees better economic numbers than other West Valley cities for two reasons: quality residential, commercial and employment development, and its location.
Lawrie said the city sought luxury residential developers to create master-planned communities like Estrella by Newland Communities and Palm Valley. The availability of affordable high-end housing options draws a wealthier, employed population.


Lawrie said about 90 percent of Goodyear residents leave Goodyear for work, which is comparable to the work-day exodus seen in all West Valley cities. Goodyear has a leg up on some other West Valley cities — like Surprise and parts of Peoria — because of its proximity to Phoenix, which allows residents easier access to jobs in more central parts of the Valley.


But like all West Valley cities, Goodyear is hungry to create new high-paying jobs within its borders, which would cut down commutes for residents, Lawrie said. She said the city is selective in the types of companies it seeks to locate in Goodyear, focusing on aerospace manufacturing and health care, industries which have relatively high wages.
Already, the city's seen success.


Its health-care corridor along Interstate 10 is anchored by a Cancer Treatment Centers of America campus and Abrazo West Campus. Its aerospace epicenter, which surrounds the Phoenix-Goodyear Airport, took a blow when Lockheed Martin announced plans to close the Goodyear facility. But the city worked with former Lockheed Martin employees to start entrepreneurial businesses in the area.

1. Goodyear

Population: 79,003.
Median Household Income: $70,323.
Unemployment rate: 4.5 percent.
Individuals below poverty level: 8.8 percent.
Median earnings for workers: $36,791.
Median earnings for male full-time, year-round workers: $52,189.
Median earnings for female full-time, year-round workers: $40,145.
Civilian, non-institutionalized population with health insurance coverage: 90.5 percent.


2. Peoria
Population: 171,237.
Median Household Income: $65,314.
Unemployment rate: 6.9 percent.
Individuals below poverty level: 9.2 percent.
Median earnings for workers: $35,997.
Median earnings for male full-time, year-round workers: $52,786.
Median earnings for female full-time, year-round workers: $41,069.
Civilian, non-institutionalized population with health insurance coverage: 89.7 percent.


3. Surprise
Population: 128,422.
Median Household Income: $59,916.
Unemployment rate: 8.7 percent.
Individuals below poverty level: 9.8 percent.
Median earnings for workers: $35,807.
Median earnings for male full-time, year-round workers: $51,313.
Median earnings for female full-time, year-round workers: $39,844.
Civilian, non-institutionalized population with health insurance coverage: 92.1 percent.


4. Buckeye
Population: 62,138.
Median Household Income: $58,939.
Unemployment rate: 7.8 percent.
Individuals below poverty level: 14.8 percent.
Median earnings for workers: $31,480.
Median earnings for male full-time, year-round workers: $41,935.
Median earnings for female full-time, year-round workers: $36,699.
Civilian, non-institutionalized population with health insurance coverage: 87.2 percent.


5. Avondale
Population: 80,684.
Median Household Income: $55,100.
Unemployment rate: 8.4 percent.
Individuals below poverty level: 18.6 percent.
Median earnings for workers: $30,429.
Median earnings for male full-time, year-round workers: $38,354.
Median earnings for female full-time, year-round workers: $35,548.
Civilian, noninstitutionalized population with health insurance coverage: 83.6 percent.


6. Glendale
Population: 240,126.
Median Household Income: $46,776.
Unemployment rate: 9 percent.
Individuals below poverty level: 21.7 percent.
Median earnings for workers: $27,678.
Median earnings for male full-time, year-round workers: $40,093.
Median earnings for female full-time, year-round workers: $35,844.
Civilian, non-institutionalized population with health insurance coverage: 82.8 percent.

Phoenix Ranked Highest on Top 10 List of Most Promising Real Estate Markets

Phoenix rated one of top promising real estate markets in 2017Market forecasts provided by Realtor.com indicate Phoenix, Arizona is poised to be the nation’s number one housing market in 2017. Price increases will likely amount to 5.8%, while home sales across the board may increase to about 6.3%. This places Phoenix immediately above real estate giants such as Los Angeles (2nd), Boston (3rd), and considerably higher than fellow Arizonan metropolis Tucson, which clocks in at 9th on the Top 10 list.

None of this is to say that growth will be dramatic throughout the year ahead, as the possibility of a rate increase could impact housing markets in ways both predictable and, perhaps, unforeseen. Nevertheless, the outlook as it stands now suggests market growth during the coming year, even if it is slower than what we’ve seen for 2016.
 
Additional factors to keep in mind include:
1) An anticipated increase in new home sales
2) The prospect of a moderately ascendant economy
3) First-time buyers are shifting away from attractive coastal cities to various Midwest communities whose home markets are both financially and residentially appealing.
 
Though not geographically Midwestern, Phoenix is at the forefront of this shift. The Valley provides young buyers with financially attractive ownership prospects, and is home to a thriving economy, civic-minded communities, and excellent school districts.
 
For these reasons, among others, the Phoenix real estate market has potential to enjoy a positive calendar year. This development is of major significance to interested home buyers, potential sellers, and to the larger Phoenix economy as a whole. According to researchers with Arizona State University, Arizona is “…on track to create about 76,000 new jobs this year…nearly 8,000 more than expected.”
 
One of those metro valley cities is Goodyear.   In 2016 it was named one of the top 10 cities in which to live by 24/wall street.  Goodyear was also recognized at the 14th fastest growing city in America. Home Sales Number Flat in Goodyear Real Estate Market

The Goodyear real estate market saw sales remain flat this week with 155 homes sold over the last 30 days.  New listings fell to 182. The average home sales price climbed to $243,000 over the latest reporting period for Goodyear, up from $239,900. There are currently 404 homes for sale in Goodyear with  249 under contract. In spite of flat sales, a low three months of inventory indicates that Goodyear is a seller's market.

Tile roofs are very popular in Arizona.  Many buyers have a title roof as a requirement in their home search.  When I ask why, the answer if often aesthetics.  They like how tile looks and perceive the roof is of higher value that non tile roofs.

Concrete, ceramic and clay tiles are long lasting and come in a variety of colors and architectural styles. Concrete tile is generally heavier and stronger than clay, and concrete tiles can also be made to look like wood shake shingles, making them a good alternative in fire-prone locations. Clay tiles are the only roofing material that gets darker instead of fading.

Tile roofing is resistant to fire, hail, rot, moisture and insects — and it also helps insulate the home and conserve energy in cold and warm climates. With superior aesthetics, durability, and longevity, roof tile is a cost-effective alternative to other roofing products.  The downside to tile roofing is that it is expensive and may crack underfoot.

Cost: Concrete tiles cost an average of $7,650 to $21,000. Ceramic tiles cost around $11,900.

Home Sales On the Rise in Goodyear Real Estate Market-Oct-2016

The number of home sales in the Goodyear real estate market climbed 10.8% to 164 homes over the last 30 days. In comparison, nearby Phoenix had 2,008 sales in the same time frame, the most of all neighboring cities. Potential buyers should note that prices are slightly down in Goodyear and for this period the median sales price slid from $245,000 to $244,925. Along with the increase in sales, the fact that there are a lower than normal three months of inventory indicates that Goodyear is a seller's market.

85338 Zip Code Real Estate Market (South Goodyear)saw sales on the rise over the last 30 days. The 85338 zip code market looked solid with 93 homes sold. It marks a 10.7% increase from last week. The median sales price dropped to $210,000 over the latest reporting period for the 85338 zip code, down from $219,500. With only three months of inventory and rising sales, the 85338 zip code is a seller's market.

85395 Zip Code Real Estate Market(North Goodyear) sees up upward Trend in new listings. Over the last 30 days 77 listing came on the market.  Potential buyers should take note that the median sales price in the 85395 zip code stayed flat at $277,000 and that there are four months of inventory still available which mean a balanced market between buyers and sellers.

Fall has arrived and hopefully we have seen our last day of 100+ degree weather.  For those of you who have not lived in Canyon Trails during Halloween expect lots of kids.  Last year I had more than 300 trick or treater’s.  We can expect the same this year so be prepared.

We are definitely in a seller’s market here in Canyon trails with only 1.23 months of inventory. Over the last 12 months home values have increasing on average +10.27. In family communities it is normal to slow down after the brisk summer months which we are seeing with only 32 homes for sale in Canyon Trails. Average days on market have gotten longer, 56 days  compared to last month’s 41. The average sold price also increased over last month to $220,063. To-date 250 homes have sold in the community.
